The Project
A phased AI data center for the Indian Ocean region
Enterprise-grade infrastructure built in disciplined stages: a small, Tier IV air-cooled facility first — on land secured up front so capacity can scale with tenant demand, and green operations can follow as a planned phase.
Design commitments
What we will hold ourselves to — stated plainly, with no capability claims ahead of construction.
- RedundancyTier IV fault-tolerant design2N, dual and independent power and cooling paths — concurrently maintainable, in a cyclone-aware, tropical-climate envelope.
- CoolingAir-cooled architectureAisle containment and modern chillers for mainstream AI server generations — proven, faster to build, and free of fresh-water dependency (WUE ≈ 0). Annualised design PUE 1.38 to 1.42 at optimised full load.
- DensityAI-grade rack powerPhase-1 halls at 8 to 25 kW per rack (8 to 15 air-cooled, 20 to 25 with active rear-door heat exchange), with a pre-engineered upgrade path to 40 to 100 kW per rack liquid cooling when workloads demand it.
- Power1 MW now, 1–5 MW master planPhase 1 at 1 MW IT (about 1.4 MW facility load), with expansion to 3 MW on signed demand and 5 MW campus maturity. No stranded power, no stranded space.
- ExpansionMaster-planned landA site secured larger than phase 1, so each phase reuses power, cooling and utility infrastructure already built.
- GreenGreen-ready campusRoof, electrical headroom and land reserved for solar, storage and clean-power purchases as the national grid decarbonises.
Phasing
Capacity follows demand
Phase 1
Prove
A small air-cooled facility at 1 MW IT, Tier IV design target, serving the first anchor tenants and establishing operating discipline.
Phase 2
Scale
Additional halls take the campus to 3 MW on signed demand and toward its 1–5 MW master plan, funded against demand rather than speculation.
Phase 3 — optional
Green
On-site solar, storage and clean-power agreements — plus higher-density cooling if tenants need it — as scale and grid conditions justify each step.
Standards
Design and compliance targets
- UptimeUptime Institute Tier IV — design targetCertification is a later gate; today we commit to the design standard.
- SecurityISO 27001Information security management framework applied from design stage.
- EnvironmentISO 14001Environmental management framework — the green roadmap runs on it.
- EnergyISO 50001Energy management framework for disciplined PUE and efficiency targets.
Current stage: pre-construction. Phase-1 specifications are frozen (October 2026) on the published whitepaper basis: 1 MW IT, Tier IV design target, air-cooled. Site allocation is being finalised before any commercial outreach.
